Background: In light of recurring power failures and a lack of adequate back-up power facilities at the City Hall Facility, the City would like to replace the existing facilities with a reliable, secondary power source. Additionally, due to location of and the recent damage to the buildings motor control center it is the desire of the City to harden this facility with an exterior motor control center and installation of properly sized back-up power facilities to mitigate future, potential concerns in event of outages related to hurricanes, hard freezes, etc. This project will improve the facility’s durability, preparedness for natural disasters, sustainability for the operation of the City, and increase reliability for customers system-wide. II. Scope of Services: Design of complete electrical and back-up power solutions. Contractor shall protect from damage existing backstage floors and stage floors. Rosa Hart Theatre backstage office and storage areas: 1. Contractor shall remove and dispose of approximately 1,000 s.f. gypsum board as Class I Asbestos Containing Materials. Coordinate work area locations with Engineer. 2. Contractor shall clean and decontaminate backstage office areas, backstage storage areas, furniture, equipment, piano. 3. Contractor shall clean and decontaminate HVAC ductwork and HVAC equipment. Rosa Hart Theatre east lobby: 1. Contractor shall handle and dispose of discarded theatre production support equipment, audio equipment, lighting, and wiring as Class I Asbestos Containing Asbestos Containing Materials. 2. Contractor shall clean and decontaminate lobby, lobby floors, lobby stairs, and lobby stair treads. 3. Contractor shall achieve east lobby clearance on or before 7/14/22. Contractor shall field verify all quantities, dimensions, locations, and conditions for all work. Moisture Mitigation Summary: General: Much of the work is drying, cleaning, and decontaminating the theatre space. General Scope: Contractor shall dry, clean, and decontaminate mitigation work areas. Work tasks include the following items: Rosa Hart Theatre: 1. Clean/decontaminate theatre and pit floors, approximately 1,700 seats, approximately 50 chairs stored in pit. 2. Clean/decontaminate all pit and theatre surfaces and materials from finished floor height to eight feet (8’) above finished floor height (including approximately 10 fire alarm boxes, approximately 10 speaker boxes, and approximately 5 thermostats). 3. Clean/decontaminate all HVAC diffusers & return grilles. 4. Clean/decontaminate lights and speakers shown on the drawing. 5. Apply biocide or spray fog. First Floor West Break Room: 1. Remove and dispose of approximately 10 ceiling tiles that are water damaged, stained, or have visible materials exhibiting characteristics of mold growth. 2. Clean/decontaminate approximately 4 HVAC diffusers and return grilles. 3. Apply biocide or spray fog. Theatre backstage area: 1. Clean/decontaminate approximately 50 HVAC diffusers and return grilles; 2. Remove approximately 1,000 s.f. gypsum wall/ceiling boards that are water damaged or have visible materials exhibiting characteristics of mold growth (continue removal and disposal two stud cells beyond last visible water damaged wall or ceiling material exhibiting characteristics of mold). Coordinate gypsum removal work with asbestos abatement trades and Engineer. 3. Apply biocide spray or biocide fog. Theatre mezzanine production space: 1. Clean/decontaminate floors. 2. Clean/decontaminate all surfaces and materials from finished floor height to eight feet (8’) above finished floor height (including all electrical equipment and appurtenances). 3. Apply biocide or spray fog. Contractor shall dispose of all waste materials in accordance with local, state, and federal regulations.
